We meet with you to assist in thinking through these details. We provide the following:

  • Initial Walkthrough - We have you walk us through your home so we can get a feel for the property to assist in our pricing recommendation and later marketing strategy.

  • Comparative Market Analysis - We compile and review closed comparable sales with you to assist in determining a target price range.

  • Zillow.com - Free online home valuation. Be a bit skeptical as the service provides a very wide value range. Works best in areas where housing types are very similar but fun to try nonetheless.

First impressions are critical so we work with you to get your home into shape so it shows it's best. As we recommend this step be completed before your home to public showings, the earlier this process is started the better.

  • Property Binder - We collect all information required to efficiently facilitate the ultimate sale such as condo documents, budget, meeting minutes, disclosures, and listing paperwork.

  • Walkthrough Feedback - Based on our initial walkthrough we make suggestions on how the home should be staged to improve showings.

  • Home Staging Checklist - We provide you a checklist of items to be addressed prior to listing the home.

  • Home Staging Guide - We provide you a guide that addresses home staging and techniques that can be applied.

  • Vendor Coordination - In many cases work needs to be done by vendors such as painters, electricians, etc.. As we have a network of these resources we can recommend and coordinate any work that needs to be completed.

So far we have priced your home and prepared it for showings. It is now time to determine what marketing techniques to apply. Using the marketing techniques listed below we determine that appropriate marketing to be performed. We have access to the latest marketing techniques and materials:

  • Virtual Tour - A virtual tour provides potential buyers with a view of the interior of your home. Home listings with photos are viewed online far more often than listings without. The photos are taken by a professional photographer and are used throught all print and internet media.

  • Internet - The listing is input into the local Multiple Listing Service of Illinois (MLSNI) and becomes available to all other subscribing brokerage and agent websites.

  • Signage - Signs are placed on the property depending on condo regulations and community ordinances.

  • Print - Advertising is placed in the Sunday edition of the Chicago Tribune. In addition a full property brochure and a targeted direct mail campaign is executed.

  • Face to Face - The home is made available to the brokerage community through brokers open houses and caravan. The home is made available to the public through scheduled showings and open houses.

Once an offer is received we assist in the following:

  • Buyer Qualification - We review the offer to ensure it is accompanied with a pre-approval and that all terms are acceptable.

  • Contract Negotiaion - We review all terms of the contract with you and facilitate the negotiaion to conclusion.
